The first cold week of the year produces more repair calls than any other. Most of them are the same five problems, and all five can be found in October.

The list

Boilers that were never fired after the summer. Radiators full of air. Thermostats with dead batteries. Outside taps left on. Gutters still holding September’s leaves.

What it costs to wait

A boiler service in October is a routine visit. The same boiler failing in January is an emergency call, temporary heaters in every apartment and, sometimes, a burst pipe.

Our routine

Every boiler we manage is serviced and fired by October 20. Hose taps are shut off in the first week of November. It is the least interesting work we do and the most useful.
